April 10, Melbourne – Teska Carson (9421 7000) is marketing a modern office and warehouse property at Cremorne (Richmond) in Melbourne’s inner eastern suburbs. The property will be sold by auction on Friday, May 5, at 1pm on site and is expected to fetch in excess of $1.5 million.

Located at 81 Green Street, the property is situated within a sought-after precinct of Cremorne, between Adelaide and Balmain streets, within easy reach of public transport, freeways and all the recreational and retail amenities Richmond has to offer and only two kilometres (approx.) from the Melbourne CBD.

The property comprises a 245 square metre, single level, tilt slab warehouse with a mezzanine area covering 50 per cent of the building area, and a container height roller door. The building covers the entire 245 square metre site, which is zoned Commercial 2 under the City of Yarra planning scheme, and has 10 metres street frontage.

There is also a rear laneway entry point providing pedestrian and loading bay access.

According to marketing agents, Teska Carson’s Luke Bisset and Matthew Feld, the property is ideally suited to an investor or owner-occupier seeking modern, well-presented office and warehouse space in a great city fringe location.

"We expect a good level of enquiry from both owner-occupiers and investors looking to take advantage of this extremely good location (STCA), in a relatively tightly held zone with very few vacancies.

"Opportunities such as this, so close to the CBD and the amenity it offers, are becoming scarcer and scarcer with the gentrification and residential conversion of many inner city suburbs.

"Cremorne is now one of the few inner suburbs which is still offering opportunities like this," Mr Bisset said.

Cremorne lies in the south-western corner of Richmond and adjacent to Melbourne’s premier sporting facilities and parklands, including the Rod Laver Arena, the MCG and the Royal Botanic Gardens, and abuts the Monash Freeway and the Yarra River.

The Richmond area has seen a high level of demand resulting in substantial growth in recent years with the construction of several new high profile residential and commercial developments.

The property will be sold with vacant possession.
