Tribeca's ultra luxe waterfront apartment development, 70 Vestry

70 Vestry Tribeca sits in the last enviable position for waterfront luxury living on the New York Hudson River. With construction set to complete in mid to third quarter 2018, a host of high profile names are already calling the prestigious address home.

With record-breaking penthouse sales prices achieved as a result of the combined offering of privacy and comfortable, elegant refinement, 70 Vestry has attracted high profile names like Patriots quarterback Tom Brady and supermodel wife Giselle Bundchen. The couple purchased a 500sqm apartment off the plan in 2016 for $20 million and are anticipated to sell their $14 million apartment in the Flatiron building, keeping 70 Vestry as their residence when construction completes.     

A $50 million penthouse sale has already been contracted for sale in the development together with a price-record breaking $65 million penthouse, the latter of which which will give its new owner a palatial 780sqm internal residence area and an expansive  380sqm terrace. The sale rate equates to $83,333 per sqm or $8,333 per sqft.

The previous Tribeca penthouse price record was achieved by a $56 million Downtown Manhattan three-story penthouse at the High Line’s Getty condo. Earlier price records were set by Walker Tower’s $50.9 million penthouse, which closed in 2014 and a $47.8 million penthouse at 56 Leonard.

Chairman and founder of 70 Vestry development group, Related Companies, Stephen Moss says; "This location has captivated us for many years".  "As the last remaining undeveloped Tribeca waterfront property with unimpeded Hudson River views, it demanded a carefully considered response. Our vision was a building that reflects the heritage and architecture of the area — able to take its place in the skyline of Lower Manhattan. It is a rare pleasure to develop a building where compromise never enters the equation".

In a city rich with desirable neighborhoods, Tribeca continues to distinguish itself as one of the best, attracting an eclectic mix of the most discerning New Yorkers. Its distinctive cobblestone streets are home to some of the city’s finest restaurants and bars while a leisurely stroll will uncover exquisite art galleries, top-notch services, and independent retailers. Tribeca is whatever its residents needs it to be: a glamorous location for exciting nights out with friends; a family-friendly setting for ball games in the park; or a place of quiet repose to be savored with a cup of coffee and a good book. 70 Vestry has been one of the fastest-selling new condo buildings in the city. Only a handful of its 46 apartments remain, priced from $7.95 million to $23.5 million. 

An early-release "model residence" at the 14-story building has recently been completed. With interiors by Daniel Romauldez, the residence is located on the fourth floor of 70 Vestry. The apartment measures an internal area 245 sqm and is priced at $8.495 million, which is $34,673 per sqm or $3,467 per sqft. 

Daniel Ramuladez of Ramuladez Architects says of the interiors, "For 70 Vestry, we have taken traditional, natural materials such as hand-sawn oak, bronze and marble and applied them in distinctively modern ways".

The model residence at 70 Vestry showcases grand scale living with three palatial bedrooms, walk-in robes, three ensuites, and a powder room. The sundrenched eat-in kitchen, has full height floor to ceiling windows on all sides, which give a sence of expansiveness and warmth. The kitchen island, and marble countertops, custom oak cabinetry, and appliances by Miele, including a steam oven and a built-in coffee/espresso machine, give you all the mod cons in the comfort and privacy of an elegant home of the most refined sophistication.
